Fire doors are not just regular doors; they are carefully engineered safety devices designed to save lives and protect property. In the UK, they are a critical part of your building's "passive" fire protection system, containing fire and smoke in one area to keep escape routes clear.


Stay on the Right Side of the Law


New regulations have significantly increased the responsibilities for building owners and managers.

  • Fire Safety (England) Regulations 2022: As of January 2023, it is mandatory for "Responsible Persons" in multi-occupied residential buildings over 11 meters high to perform regular checks.
  • Mandatory Checks:
    • Every 3 Months: Inspect all fire doors in communal areas.
    • Every 12 Months: Conduct "best endeavour" inspections of all flat entrance doors.
  • Resident Information: You must provide residents with information on the importance of fire doors when they move in and then annually thereafter.How to Maintain Your Fire Doors: A Quick Checklist

You don’t always need a specialist for basic checks, but you must know what to look for. Use this simple 5-step visual guide:

  1. Certification: Look for a label or plug on the top or side of the door. This is its "passport" proving it’s a genuine fire door.
  2. Gaps: Ensure the gap between the door and the frame is 2-4mm at the top and sides. A £1 coin is roughly 3mm and makes a great quick gauge.
  3. Seals: Check for intumescent strips and smoke seals. They must be continuous, undamaged, and not painted over.
  4. Hinges: Every fire door should have at least 3 hinges, firmly fixed with no missing or loose screws.
  5. Closing Correctly: Open the door to any angle and let go. It must close fully into the frame and engage the latch on its own.


 Top Tips for Residents


  • Never Wedge it Open: A wedged-open fire door is useless in a fire.
  • Don't Tamper: Do not alter the self-closing device or drill holes for non-fire-rated hardware.
  • Report Damage: If you see a cracked vision panel or a loose seal, report it to your building manager immediately.

Important Note: If any defects are found during these simple checks, a competent person must be brought in to carry out repairs or replacements as soon as possible.
